the day of the auction, with the balance due upon delivery of
deed, at closing, which shall occur within 30 days after the
date of the contract. Seller will furnish a title commitment in
the exact amount of the purchase price. The 2006 real estate
taxes due in 2007 have been paid. The 2007 taxes due in 2008
will be paid by the seller by allowing the Buyer(s) a credit at
closing, which credit shall be based on the most recent
information available from the Logan County Supervisor of
Assessments. The Owner's interest in coal and mineral rights
will be conveyed with the land, if any. The farm lease with
Gary Byard has been terminated and will expire on
February 29, 2008.
The purchase price will be determined by multiplying the final
per acre bid times 123. A survey will not be provided by Seller
and no warranty is made as to the exact number of acres in the
