TERMS: Buyer to enter into a written
agreement on the day of the Auction requiring 10% of the
purchase price as down payment with the balance due on or
before 30 days at closing. Possession will be at closing
subject to the rights of the Tenant, Rick Holmes, under a
50-50 crop share lease for the 2008 farming year. Buyer to
receive the landlord's one-half. Buyer to receive full
possession upon removal of crops. The farm will be sold in
5 tracts, totaling 187 acres, with the high bidder being
able to take their choice of any or all of the tracts which
are available for Auction. The Seller reserves the right to
accept or reject all bids. Copies of the Title Commitment
