Menard County, Illinois;
TERMS: Buyer to enter into a written agreement on the day of the
Auction requiring 10% of the purchase price as down payment with the
balance due at closing. Closing to occur on or before 30 days after the
auction. Possession will be at closing. The Sellers have not entered
into any lease for the 2009 crop year. The Buyer will reimburse the
tenant for fall fertilizer applied. The Sellers reserve the right to
accept or reject all bids. The final sale price will be determined by
multiplying the final bid by 80 acres. The dwelling and improvements
will be sold as is where is. The Sellers will pay the 2008 Real Estate
Taxes due in 2009 by allowing the Buyer a credit at closing. The new
Buyer will be responsible for 2009 and subsequent years real estate
taxes. Copies of the Title Commitment and the Sales Contract will be
