AUCTION TERMS & CONDITIONS

Buyer(s) to enter into a written agreement on the day of the Auction requiring 10% down payment with the balance due at closing. Closing will be on or before March 1, 2024. Possession of these farms will be given at closing. These farms will be sold with a combined ON-LINE and LIVE Auction. SALE ORDER: Tract One 79.21 acres (Tax ID# 10-071-001-00) $3,286.66 real estate tax paid in 2023, Productivity Index (PI) is 136.7 Tract Two 38 acres (10-072-004-00 & 10-072-003-00) real estate taxes paid in 2023 were $1,286.72 with a PI of 139. The Seller will pay the 2023 Real Estate Taxes due in 2024, by allowing the Buyer a credit at closing. The Buyer will pay subsequent years real estate taxes. The sale of this land is not subject to the ability of the Buyers to obtain financing. Tenancy for this farm is open for the 2024 crop year. Past yield history is unavailable; however, the corn yield for 2023 was 240 bushels per tillable acre. The Seller reserves the right to accept or reject the final bid.
