AUCTION TERMS AND CONDITIONS:
Buyers(s) to enter into a written Purchase Agreement on the day
of the Auction requiring 10% down payment with the balance due
at closing. Closing will be on or before December 13, 2024. The
final sale price will be determined by multiplying the highest
successful bid by 72.54 acres. The Seller has paid the 2023 real
estate taxes due in 2024. The Seller will pay the 2024 real
estate taxes due in 2025 by allowing the Buyer a credit at
closing in the amount of the most current Tax information. The
Buyer will pay subsequent years real estate taxes. The Sale of
this land is not subject to the ability of the Buyer to obtain
financing. This farm has an open tenancy for the 2025 crop year.
